You have to trust this person to not only guide you in the right direction and act responsibly and professionally, but to have your best interest at heart. The focus is on helping you achieve your real estate goals and not just on making a sale. When they say they’ll protect your confidential client relationship and go to bat for you-you know they mean it.

Count how many Realtors you know. Go, ahead-I’ll wait! It seems like every other person is licensed to sell real estate these days so what makes one more qualified than the next? Just because you used a particular agent on your last transaction doesn’t mean you owe them your business for life. But they are always so nice when you see them around town—you’re on their Christmas Card list and see them at Church, after all! While you might adore them as a person, maybe you’re not entirely pleased with the service you received during or after your last deal with them.

 

Compatibilty

 

Let’s be real, buying or selling a house doesn’t happen over night. You are going to spend A LOT of time with this person so make sure it’s someone you enjoy being around. Do you feel like they get you and have a discerning eye for spotting your style. Does working together feel more like working with a friend? They might be a really great Realtor and such a nice person but if your personalities just don’t mesh it’s going to take all the fun out of things. I’m an Amazon Prime member, Nordstrom free shipping devotee, and watch Netflix on my phone. The accessibility the internet brings is a wonderful thing. But, online real estate sites throw houses at you like confetti and shout at you with virtual tours and Realtors waving at you from the sidebar.

Their prime interestl isn’t to help you find a house — it’s to get you to sign up so they can market your data to real estate professionals who then pay for the chance to capture your attention online.

Helping you reach your goals to begin the next chapter of your life? Help you find a house? Nope, that’s not even in their mission statement. Now, I’m not knocking sites like that — I promise! They’re tremendously helpful and good at what they do and after reading this article I stand behind the incredible culture they’re creating for their employees. I just don’t think they can fully deliver on finding the best agent or house that’s right for you.

While Zillow can you give numbers, data and even google earth images — you still need a tangible presence in the home buying process. The view is what you’re after? Well, the water view mentioned in the listing you fell in love with is only possible if you cut down all the trees in the backyard. Sounds easy enough, but its actually pretty cost prohibitive due to a city zoning ordinance outlining a hefty penalty structure. Plan to take the boat out every Saturday morning and spend the afternoon washing it in your driveway? Nope, not in some neighborhoods where strict HOA by-laws prohibit boats, trailers, RV’s etc. from ever being visible from the street. Moving is about more than just zip codes or square footage; the intangible and unquantifiable factors can make or break a successful fresh start in a new home. I’ll help you find a house that works for you.

I walk you through the entire process from start to finish to ensure you have everything you need to close on time. You’ll receive a personalized timeline of key dates plus a checklist of your responsibilities including when to supply the closing attorney and loan officer with any necessary documents and information. Yes, at the very least you’re going to need a mortgage broker, an attorney, inspector, insurance agent, and a qualified home inspector.

I can schedule and attend all inspections in order to provide you with a fully comprehensive picture of the home you’re about to purchase. Like the list of ingredients on the food you buy, its important to know whats inside those four walls and not just pick the prettiest box. Some homes need more than just a standard inspection so I also coordinate inspections for septic tanks, buried propane tanks, chimneys, etc. when needed as well as contact contractors for estimates on repairs or renovations. Unlike many states, South Carolina inspection reports are not required to include estimated cost of repair so arming yourself with good-faith estimates from local professionals gives you an arm up during the re-negotiation period.

  • While not required, I always recommend the buyer attend all inspections if possible. It is a lot easier to ask questions and get more detailed explanations of any issues on the spot.

  • Inspection day is also a great time to measure for furniture, assess paint colors, flooring, appliance upgrades and other cosmetic changes.
