REAL ESTATE
What People Are Saying
âWhen we relocated to SC, Julia helped us navigate all the different areas along the grand strand so we could find the right community as well as the right house. Sheâs the best!â
â Caroline M.
âWe will be moving in on July 5 and you have been beyond Amazing on getting things done and getting details on the house for me. Thank you for everything that you have helped me with. You Rock!â
â Peggy H.
âJulia made a point to make sure our tween girls felt like they were part of the house hunting process. They loved her as much as we did. Her friendly attitude was refreshing and she made everything seem so fun but that didnât stop her from tackling the hard stuff with the sellers agent to get us the best deal.â
â Kate B.
âJulia is like a bright ray of sunshine. She made us feel comfortable and showings with her were fun! We just retired and told all of our friends they would love it here and they would also love working with Julia.â

Things to consider when shopping for a realtor.
No one should assume they have your business without earning it every time.
Whoâs the right agent for me?
You have to trust this person to not only guide you in the right direction and act responsibly and professionally, but to have your best interest at heart. The focus is on helping you achieve your real estate goals and not just on making a sale. When they say theyâll protect your confidential client relationship and go to bat for you-you know they mean it.
Obligation
Count how many Realtors you know. Go, ahead-Iâll wait! It seems like every other person is licensed to sell real estate these days so what makes one more qualified than the next? Just because you used a particular agent on your last transaction doesnât mean you owe them your business for life. But they are always so nice when you see them around townâyouâre on their Christmas Card list and see them at Church, after all! While you might adore them as a person, maybe youâre not entirely pleased with the service you received during or after your last deal with them.
Compatibilty
Letâs be real, buying or selling a house doesnât happen over night. You are going to spend A LOT of time with this person so make sure itâs someone you enjoy being around. Do you feel like they get you and have a discerning eye for spotting your style. Does working together feel more like working with a friend? They might be a really great Realtor and such a nice person but if your personalities just donât mesh itâs going to take all the fun out of things. Can you picture yourself excited to pop the bubbly together at closing? Lifeâs too short to spend time with people who donât make you feel good about yourself. Thatâs the realtor you want to choose.Learn More
Personal Relationship
Buying or selling a home is a major financial decision-yet itâs often packed with emotion. Many real estate transactions are complicated and stressful things do come up; a heavy conversation with a friend or relative can feel awkward and add extra stress while the exact same information discussed during a strategy meeting with a business professional is much less daunting. A neutral party can negotiate and fight on your behalf to guarantee you make the best financial decision possible.
Why do I need an agent?
Consider me your boots on the ground personal shopper â I curate a list of homes tailored to meet your very specific needs and lifestyle.
Letâs be real, you have been stalking real estate online long before you arrived at this site or even decided to buy a house. Free search engines put thousands of homes at your fingertips giving you more control over sourcing your own dream home. Amazing! Iâm an Amazon Prime member, Nordstrom free shipping devotee, and watch Netflix on my phone. The accessibility the internet brings is a wonderful thing. But, online real estate sites throw houses at you like confetti and shout at you with virtual tours and Realtors waving at you from the sidebar.
Their prime interestl isnât to help you find a house â itâs to get you to sign up so they can market your data to real estate professionals who then pay for the chance to capture your attention online.
Helping you reach your goals to begin the next chapter of your life? Help you find a house? Nope, thatâs not even in their mission statement. Now, Iâm not knocking sites like that â I promise! Theyâre tremendously helpful and good at what they do and after reading this article I stand behind the incredible culture theyâre creating for their employees. I just donât think they can fully deliver on finding the best agent or house thatâs right for you.
While Zillow can you give numbers, data and even google earth images â you still need a tangible presence in the home buying process. The view is what youâre after? Well, the water view mentioned in the listing you fell in love with is only possible if you cut down all the trees in the backyard. Sounds easy enough, but its actually pretty cost prohibitive due to a city zoning ordinance outlining a hefty penalty structure. Plan to take the boat out every Saturday morning and spend the afternoon washing it in your driveway? Nope, not in some neighborhoods where strict HOA by-laws prohibit boats, trailers, RVâs etc. from ever being visible from the street. Moving is about more than just zip codes or square footage; the intangible and unquantifiable factors can make or break a successful fresh start in a new home. Iâll help you find a house that works for you.
I walk you through the entire process from start to finish to ensure you have everything you need to close on time. Youâll receive a personalized timeline of key dates plus a checklist of your responsibilities including when to supply the closing attorney and loan officer with any necessary documents and information. Yes, at the very least youâre going to need a mortgage broker, an attorney, inspector, insurance agent, and a qualified home inspector.
I can schedule and attend all inspections in order to provide you with a fully comprehensive picture of the home youâre about to purchase. Like the list of ingredients on the food you buy, its important to know whats inside those four walls and not just pick the prettiest box. Some homes need more than just a standard inspection so I also coordinate inspections for septic tanks, buried propane tanks, chimneys, etc. when needed as well as contact contractors for estimates on repairs or renovations. Unlike many states, South Carolina inspection reports are not required to include estimated cost of repair so arming yourself with good-faith estimates from local professionals gives you an arm up during the re-negotiation period.
While not required, I always recommend the buyer attend all inspections if possible. It is a lot easier to ask questions and get more detailed explanations of any issues on the spot.
Inspection day is also a great time to measure for furniture, assess paint colors, flooring, appliance upgrades and other cosmetic changes.
Nobody likes to be ghosted. So many new questions come up once the deal is closed and you settle in. Thought that existing carpet was fine for a while but realized on day one that it must go? Weâll send you our floor guy. Need a list of local summer camps, after school activities, tennis court locations, or seniors programs? Done. Best place to pick up a delicious pie next time the in-laws come to visit? Got you covered. Spoiler alert- Itâs Kudzu Bakery. Need someone to reupholster chairs, hem jeans, highlight your hair? Leâs get you connected with the right people. Iâm here to help you with more than just buying a house. Iâm here to help you live a life you love.
